MVP Property Managers
Lead generation for a St. Louis property management company.
- 40Inbound inquiries, averaging 20+ a month
- −13%Cost per lead from launch week
- ~19Spots gained in Google rankings in 60 days

Overview
MVP Property Managers manages and maintains rental properties across St. Louis. I rebuilt their website, ran their Google Ads and SEO, and moved lead capture into GoHighLevel so every inquiry could be traced to its source.
Outcomes

The challenge
They needed more rental property owners to find them online. The old site was slow and carried unused code, there was no reliable way to track form leads or where they came from, and a small ad budget had to work hard.

What I did
Tracking first
Set up Google Analytics and Search Console, added a submission database to the contact form, and later tagged every lead with its source and medium, so there was a baseline before anything changed.
Market research
Turned Search Console data into a keyword plan and built a traffic comparison against local and national property management competitors.
Quick wins on the old site
Rewrote the homepage hero, added a Request Information popup with calls to action down the page, and removed code that was slowing the homepage.
Google Ads
Launched Performance Max, then shifted spend to high-intent exact-match keywords, turned off AI Max when it began matching competitor searches, and cut any keyword over $2 a click to stretch the budget.
Weekly SEO articles
Wrote and published articles aimed at St. Louis landlord searches: rent increases, maintenance, pet policies and flexible leasing.
New website
Designed and built a new WordPress site, migrated it to the client’s hosting, and rebuilt the lead form in GoHighLevel.
Reviews
Set up a short review link and a printable QR code to collect Google reviews.
